Definitions of Payment

Completion of foundation The completion of casting the property's foundations as approved by developer and consultant.
Completion of ground floor roof The completion of constructing the ground floor roof as approved by developer and consultant.
Completion of first floor roof The completion of constructing the first floor roof as approved by developer and consultant.
Completion of block-work The completion of construction of the block wall inside the property as approved by developer and by the consultant.
Completion of first phase of mechanical and electrical installations The completion of the first phase of mechanical and electrical installations such as electrical conduits and water pipes as approved by developer and consultant
Start of finishing phase The start of plastering and flooring works and the installation of ceramic tiles in bathrooms and kitchens as approved by developer and consultant.
Completion of the second phase of mechanical and electrical installations The completion of the second phase of mechanical and electrical installation such as compressors and main power circuit breaker as approved by developer and consultant.
Completion of construction The completion of construction and commissioning; ready for housing as per standards and specifications and as approved by developer and consultant.

The credibility of the developers coupled with the achievements of the members of the Board of Directors form the first guarantee for buyers, apart from the following guarantees:

  • The Payment Plan is linked to progress of construction.
  • A preliminary registration certificate issued by the Department of Real Estate Registration in the Governorate of Dhi Qar will remain valid until the buyer receives an ownership deed upon completion of construction.
  • A certificate will be issued by the Consultant upon completion of every stage of construction, together with receipts for every payment.
  • The buyer will be informed of developments, and work in progress on site through news bulletins, emails, and pictures on the company’s website.
  • A visit to the site location can be arranged for buyers with prior appointment, in order to witness work in progress first-hand.
  • A Sales and Purchase agreement authorised by Dhi Qar Investment Commission guarantees the rights of the buyer.
  • Dhi Qar Investment Commission officially endorses Liwan, while the Governor of Dhi Qar offers his blessing and patronage.
  • There is a permanent Sales Centre for the Liwan project in Al Naseriyah, where buyers can always communicate with the company’s management.
